Welcome to kans.sa, the website of Kanes AL Foras Real Estate (“Kans”, “we” or “us”). By using the website, you agree to these Terms; if you do not agree to them, please refrain from using it.
1. Nature of the content
The content of the website is a general explanation of the Law of Real Estate Ownership by Non-Saudis, its Implementing Regulations and procedures, which we prepare from official sources and update continuously. It does not constitute legal or tax advice for any particular case. In the event of any discrepancy, the official texts and the Saudi Properties portal prevail, and the decision on any property is made when the application is submitted through the portal.
2. Our services
Kans is a real estate broker and marketer licensed by the Real Estate General Authority under FAL licence no. 1200034852. Any brokerage service is provided under a written brokerage contract in accordance with the Real Estate Brokerage Law and its Regulations, specifying the service, the commission and the obligations of both parties. Any advertisement of a specific property is made in accordance with the Real Estate Marketing and Advertising Regulations and under the licence required for it.
3. Enquiry form
You undertake that the data you submit is accurate and relates to you, and that you will not use the form for promotional, offensive or unlawful messages. We reserve the right to disregard any message in breach of these Terms.
4. Intellectual property
All content on the website, including text, designs, images, graphics and logos, is the property of Kanes AL Foras Real Estate and is protected under the Copyright Law issued by Royal Decree No. (M/41) dated 2/7/1424 AH. The following are prohibited without our prior written permission:
- Copying or republishing the content, in whole or in part, or using it for commercial purposes.
- Creating similar websites or pages based on our content or design.
- Automated scraping of the content by software or bots, or using it to train artificial intelligence systems.
Limited quotation for non-commercial purposes is permitted, provided the source and a link to the page are cited.
5. Acceptable use
Any use that breaches the law is prohibited, including under the Anti-Cyber Crime Law issued by Royal Decree No. (M/17) dated 8/3/1428 AH, such as attempted unauthorised access, disrupting the website, distributing malware or impersonation.
6. External links
We provide links to official sources and other parties for your benefit. We have no control over the content of those websites and accept no responsibility for it.
7. Limitation of liability
We exercise reasonable care to ensure that the information is accurate and up to date, but laws, procedures and zones may change. We accept no liability for any decision made solely on the basis of the general content without reference to the official sources or without contracting with us. Our relationship with our clients is governed by the signed brokerage contracts.
8. Privacy
The processing of your data is governed by the Privacy Policy and the Cookie Policy.
9. Amendments to the Terms
We may amend these Terms, and we will show the date of the last update at the top of the page. Your continued use of the website after any amendment constitutes your acceptance of it.
10. Governing law
These Terms are governed by the laws of the Kingdom of Saudi Arabia, and the courts of the Kingdom have jurisdiction over any dispute arising from them, in accordance with the applicable rules of jurisdiction.
